A group of Bronx tenants are uniting together to improve their housing conditions in their Grand Avenue apartment building.

1695 Grand Ave. was taken over by a new owner and management company earlier in 2023 – and with it, they took on a place with an extensive history of over 300 city-issued violations.

The new management company, Wavecrest Management, says most of those violations were outstanding when they took over. However, at least 100 new violations have been issued since the change in management.

Resident Kiersen Boice gave News 12’s Katelynn Ulrich a tour of the building, saying that “all the violation signs that have been up here have been ripped off.”

“Nothing gets done, people start giving up, they get tired,” said Boice, a member of the tenant’s association that started two years ago. “It’s hard for people to stick together when they feel like nothing is getting done.”

Boice showed News 12 flyers hung up serving as a call of action to the tenants of 1695 Grand, as she and other members of the tenant’s association are working to make a change.

Wavecrest’s statement says that “years of mismanagement by prior owners” is to blame for the current outstanding issues. Tenants of the building say that representatives from Wavecrest have been in attendance for their tenant association meetings, and that they are hopeful the change in powers will result in a better future for all of them.
