A revised rezoning proposal for 2560 Boston Road could bring more than 400 new apartments to the neighborhood, after an earlier version of the project was rejected by Community Board 11.

The updated proposal has drawn mixed reactions from residents, who remain divided over whether the project will benefit the community.
“It’s great — it’s a long time coming,” one resident said, while another expressed concerns about the development’s impact on the neighborhood.
The revised plan follows the City Council’s passage last December of the City of Yes for Housing Opportunity initiative, which aims to expand housing across the city.
Under the new zoning rules, Slate was able to add more than 100 units, including additional affordable housing.
The original proposal was rejected in 2023 in part because residents felt the income requirements were too high, said Community Board 11 Chair Cynthia Rodriguez.
The project initially included units for households earning 80% to 120% of the area median income.
In the updated plan, Slate is shifting to a city program that allows for lower income levels, including units at roughly 60% of the area median income.
For a family of three, the area median income is about $145,000.
Rodriguez said the changes make the new proposal “much more affordable to a larger portion of our district.”
Slate says final designs are still being developed and that there is no confirmed construction timeline.
Community Board 11 expects to hold a public meeting with the developer in December as the project continues through the review process.
