Tenants from six different buildings in Highbridge banded together Thursday to march outside their buildings to voice concerns about their landlord, Emerald Equity Group. 

This past April, the renters say they received notices from the Division of Housing and Community Renewal saying that their landlord was trying to take away their rent stabilization. 

Bronx Legal Services, which is representing the tenants, stated that Emerald Equity Group is relying in part on the upcoming expiration of a tax abatement. Doing so would require the renters to receive notice of this in their annual lease renewal. 

This is something tenants say they have never received. 

Jeanitel Llanos has lived at 1187 Anderson Ave. for the past three years but says her family never enjoys a restful day in her apartment. 

She says her clothes are in bags to protect from the bugs and that she threw away her couch after it got infested. 

She says she boils laundry detergent to mask the smell of the rodents and that alerting Emerald Equity Group gets her nowhere. 

Emerald Equity Group says that none of the current tenants will lose their rent-stabilized status if the owner’s application is granted. They also said that they are committed to responding fully and completely to all repair requests--asking tenants to provide the management office with notice of any needed repairs.
