Gino Longo Architects is a firm run by a father and son who have the same name, Gino Longo. The pair have been working together for over 10 years, and they said they've built countless buildings in The Bronx. Gino O. Longo spoke to News 12 about his son.
"He stepped into it into architecture because he enjoys architecture as much as I do. And, I really enjoy seeing him enjoying the business and taking it seriously," he said. "Not everyone can...make it work working with family. But you know, we have a great working relationship," said his son, Gino V. Longo. They showed News 12 their latest project: a 50-unit apartment building in Castle Hill.
There are 16 studios, 22 one-bedrooms and 12 two-bedroom units. Ten of those units are specifically designated for seniors. Those units are accessible, with grab bars in the bathroom and lowered light switches. The units dedicated for seniors will also have reduced rent, managed by NYC Housing Preservation and Development. The building is also fully electric. The units have vinyl floors to help reduce noise, multiple thermostats to control heat and cooling, a video intercom system, state-of-the-art appliances and more. Some of the units also have private terraces. The architects say one of their main priorities is safety. They installed 76 cameras throughout the building in all of the common spaces and entryways. The front door will only open through a resident's key fob or through the video intercom system. On the bottom floor, there is close to 8,000 square feet of commercial space available for rent.
The space is designed in a way where a single tenant or multiple tenants can occupy the space. Doors and bathrooms are designed in a way where a divider wall can be easily installed to accommodate multiple separate businesses. The back of the commercial spaces is a semi-outdoor space for customers to enjoy. "It's not only about where you live, right? It's about the building that you're living in. Like a small community in essence," said Gino O. Longo. He said they don't want to design a building for people to just sleep in. They want people to want to spend time at home. They want residents to connect with neighbors in common spaces and form a robust community. "Our end goal is to see the end user really enjoy the building and all of the the features that we designed," said Gino O. Longo. Gino Longo Architects say they plan to secure a certificate of occupancy for residents in the next few weeks. Click here to learn more about the building, pricing and applications.
